It is 1 block from the Russian River and you can smell the river outside. The main house is huge and has a lot of potential. It was built about 1910 and is all redwood. But it needs work (hence the low price, only $395k for 5 units). The lot is shady but you could easily take out some weed trees and prune others and you'd have a lot of sun. The location is fantastic, very quiet and peaceful, but close to everything. Crystal clean air...except for the river smell. We think there may be too much mold.
The main house is fantastic. Huge and all wood. Really really nice. There is the biggest front porch you ever saw and it just screams for a porch swing. The one-bedroom cottage is also quite nice. Every building has its own driveway and parking area. They're close by but private. The two studios have enough room to park a good-sized trailer or RV and put a car behind it. This property is on a corner and is surrounded on three sides by roads. There is only one neighbor. The roads are small and super quiet. We almost never saw any cars but our own.
The property is on a septic system with two separate systems. Connie's cell phone didn't work there and the realtor said coverage was not very good in that area. AT&T cable's website didn't even recognize the address. I'm almost positive DSL would not go out there. The main house has a wood stove and fireplace that was on during our second visit. Almost no smoke smell inside or out.
Behind the main house is a porch, with an outdoor access room that could easily be a shared laundry facility, a patio, and a lawn/garden area. Very nice. The center of the property is clear of buildings and there is a vegetable garden and lots and lots of overgrowth. The place has not been properly cared for in years. Once the excess trees are gone, there would be enough sun for anything we wanted. There are no extras like sheds, garages, spas, pools, or ponds. It would be easy to add a hot tub, but not sure what else. There is a lot of potential...unfortunately, there's a lot of work that needs doing. Perhaps $50k worth of work. The lot also isn't as big as we could hope for. I'm not worried about privacy or neighbors, but I'd love more space. It's all flat and usable.
10/23 -- Connie and Cyndi went to see this property. Cyndi still wants to consider it, but Connie thinks it is too moldy and too old. The right side of the main house had air freshener or incense so we wore masks inside. The left side had some scent so we kept our masks on. The one-bedrm cottage smelled just fine. The two studio cottages were very moldy. It was a bright, warm, sunny day but it was cool and shady there. Connie got mildly sick, which passed when she got away from the area. Cyndi was fine.
10/26 -- Mikel and Cyndi took a look. Cyndi didn't wear her mask this time.
There was a slight incense smell coming from the right side of the main house
but it was bearable. It had rained earlier in the day and the ground was wet.
It was very overcast all over the Bay Area but not any cooler on this property
than anywhere else we looked. There was no mold smell at all outside. You could
smell moss and the wetness, but it wasn't like it was before. Maybe the smell
before was from the moss on the trees, not from the river.
There was no mold smell in the main house or the
one-bedroom cottage. They were perfectly livable and felt safe. We stayed for
about half an hour and Cyndi did not get sick. The backyard has a lot of shade
plants and moss but we looked carefully and it would be very easy to take out
trees to make the sun fall on the lot and on all the buildings. All the trees
we'd need to remove had trunks less than one foot in diameter, most were smaller.
They were all weed trees. The redwoods and apple tree are on the perimeter of
the property and would stay. The apple tree needs pruning. There are two small
pear trees in the outside lawn that could stay. The only difficult tree is a
douglas fir right behind the main house. It is growing into the deck and is
very large with a big trunk. It doesn't cast much shade but the realtor felt
it should go for safety reasons.
Cyndi thinks that opening up the area to sunshine,
especially on the buildings themselves, would make a huge difference. She would
suggest power washing the one-bedroom cottage's roof to get rid of moss. The
studios would be harder as there is mold inside. Removing the carpet (there
is not carpet in the other buildings), washing the walls (all redwood), and
ozoning might do the trick. We can't be sure though.
