I asked Mapquest to estimate a distance from a location in downtown Santa Rosa to this property. It's 45 minutes, 35 miles. That's really not too bad. It's definately within commute distance, though it puts Petaluma and Novato out of range for commuting, unless you don't mind commutes that are at least an hour.
I've never been to Cloverdale. I know there are vineyards up there but this particular property appears to be up in the mountains. The ad says good for a vineyard but they say that about any property that has even a tiny sunny flatish area, because that's the rage these days.
It's about 25-30 minutes north of Healdsburg, which is a pretty nice largish town with a great library (yes of course that was the first thing I checked out!).
I'm not crazy about the prospect of living this far north but we don't have many options. Keep in mind that Guerneville is already 20-30 minutes northwest of Santa Rosa and we've been looking at properties another 10-15 minutes out from there. This really isn't much further by time, just by distance because much of it is on 101.
This property is an old lodge with 4 nice looking cottages and a total of 6 units. The price is 1.4 million. That's really high and I don't know how much they'll really take. But here's the kicker, it's got over 40 acres and there are permits already to build 11 (eleven!) more housing units. That's unheard of! If we can get the price down some and sell/rent lots to people who want to build or park trailers/mobile homes, that might leave only 700 or 800 (or even 900) thousand to split 6 ways. That's doable.
