Go between the wonderful water tower and the guest house, and you'll see a hedge of lilacs, a lovely lawn area, and another area for a vegetable garden. Artichokes are already growing here.

The water tower was used for pumping water in the early 1900's. Now it is a lovely two-story home, containing an open living/kitchen area with an open staircase to the bedroom. A bath and dressing area are also found on the main floor. Next to the water tower is a studio with separate kitchen, a unit that also contains new carpet and tile [Cyndi's note: the carpet is not really new].

Both the water tower and studio have been updated (like guest house) and have new kitchens, bathrooms, tile and rugs.

The studio and water tower share a propane heater, source of heat is electric.

Water Tower:

Carpeted.

Downstairs has entry with kitchen to the left and hall/storage area to the right leading to the bathroom and a closet. The bathroom has a shower.

Upstairs is single room with wall between it and stairwell. It has a closet.

Bedroom (upstairs): 10' x 12'

A door opens up to a ladder leading to the 3rd floor. We didn't go up. There are windows on all floors, including the 3rd. The owner says the 3rd floor is unfinished but you could stand up in it and turn it into usable living space.

The correct square footage for the water tower would be up to 512 sf of finished space plus up to 256 SF of unfinished space. Total = up to 768 SF The tower narrows as it rises so it's unclear what the total square footage would be.

This would make a great unit for someone without CFS. Have your living space on the bottom, sleep on the second floor, and turn the attic into an office, with the best views in the neighborhood. Or combine this unit with the studio and make a two-bedroom plus office, two-bath house with a unique layout.

Studio:

The door opens into a large living room with an area for a bed to the far right. To the left is the kitchen up a single stair with an eating area off to the side. Behind the kitchen is the bathroom. The bathroom has a shower.

The square footage for the studio is 456 SF

I would have to look more closely, but it is almost certain you could add a doorway between the two units to connect them as one.
