Cyndi's Notes:

The Good: It's walking distance to downtown of a great town but it's in the country. It's huge with lots of space to do things and many units. Mikel and I can afford it on our own if we get renters, or we can bring in buyers. It's in a residental area with no chance of a commercial vineyard next door.

The Bad: The town it's next to is Petaluma, which is really nice but it's not Sebastopol (I am so spoiled from just a few days of thinking we'd get to live in Sebastopol). It's on a very busy and noisy road (Bodega Hwy) but the house has complete visual privacy and the noise isn't bad on the property itself.

Okay, first we start with the main house, which is enormous. 3000 sf. Can you believe? It's Mikel and I who would be closest to the road. The house is so big that we can carve an apt out of it and still have a huge house to live in.

You go up the driveway and around to the left and you get the back of the house, which is the main entrance. Enter through patios, covered and uncovered, with a hot tub. This is shared area. Go straight back and you enter the main part of the main house, in the kitchen. It's one of those old-fashioned country kitchens where everything happens. Tons of room. Then a small formal dining room and a medium living room (parlor). Keep going back (towards the road) and you hit a hallway. On the right are two medium sized bedrooms with a full bathroom inbetween them (accessable from both rooms, not the hall). On the left is a huge master bedroom suite with bath.

Go back outside to the patio now. Instead of going straight back, turn right into the wing of the house that borders the right side of the patio. It has its own entrance and to separate it from the main part of the house you simply close two doors. Enter in a room big enough for a kitchen table and go back to the laundry room which has room for kitchen appliances and a sink. The bathroom (only a shower but it's the size of a tub...the owner said "you could fit 4 people in there if you wanted") is behind the laundry room. If you turn right from the entryway you go into an enormous living room with a wood stove and a wet bar and sliding doors to the patio. Open a door and go up a staircase and you will find a separate room in the attic. Completely finished and currently a sewing room. This is the bedroom of the unit.

Now lets' go back outside to see the other buildings. There is a granny unit on the other side of the driveway from the main house. It has a kitchen/entryway, bathroom, storage, and a good sized living room. Go up the stairs to a loft-like bedroom with a sitting area. The sitting area has a low ceiling and you can't stand up, but the bedroom is normal.

Behind the granny unit is a barn. It one very large room and another medium large room. The floor is flat cement so it needs the walls and floors and ceiling to be finished and plumbing put in to add a bathroom and kitchen. There is a full staircase leading to a loft. I didn't go up but Mikel said he could almost stand up so I think the ceiling is 5 feet high. It would make a good sleeping area or sitting room for a small person who didn't mind the low ceiling.

That makes 4 units: 2 in the main house, the granny, and the barn. In addition there is a detached one car garage that could not be living space (unless you want it very tiny) and a big wood shed. Either of which I could use for my business. Behind all these buildings is the rest of the lot. The lot is not very wide but very deep. 2.55 acres. It slopes up. The empty land is fenced but needs something on the fencing for more visual privacy on the sides and back. The sides where the buildings are is private. I'm thinking orchards and pasture. Sheep :-)

The property is a couple of blocks from small Mexican resturants, an antique store, and a grocery with a sign that says "homemade Mexican food." One mile east on Bodega and you hit the edge of the downtown district with lots of stores. 1.3 miles from the house and you hit the center of downtown Petaluma. Go another 2 miles north and you will be at one of my favorite places on earth, the Petaluma Factory Outlet mall :-). But seriously, keep going east from downtown, another 1/2 mile, and you'll find the Petaluma library. Downtown has theaters, bookstores, resturants, and lots of shops. There is a Whole Foods in town.

Front of main house. This is the view you'd have from the street if there weren't tons of bushes and trees blocking you. So this picture is taken standing on the property. I'm a bit turned around here but I believe the far right windows are the master bedroom and the window to the left of the door is the other bedroom. I don't know what the other windows are to.
