REMARKS:    
Two 5 bedroom homes on 38 acres. Many outbuildings. Was formerly used as a camp/school and permitted by the county to house 12 kids. Creek, ballfield,workshop,classroom buildings, big water system, end of road privacy. Right behind Mt. Gilead church camp. Lots of trees and open areas. Tons of interesting potential! School or camp?

Here are my notes from the visit, in approximate order from front of property to back.

Note: All measurements are done by the walking method (guessing the length of my foot). Unless they are done by eye, like all the sf and some of the larger rooms. All the bedrooms in the main houses have small closets and/or cubbies that are not included in my size measurements.


ENTRY TO PROPERTY:

The main house #1 is on the right side of the road as you enter the property. But it's a good 100 yards up from what we guess is the property line. There are woods lining the private road and then a large flat parking area and after that a fenced garden. Next to that is the house.

MAIN HOUSE #1:

My guess is about 1200-1300 sf. 5 bedrooms, 2 baths. The front door is right off the gravel road. But there's so much room that one could easily build a deck or fenced front yard and still have room to park and let cars/RV's drive by as well. There are several exits around but most are boarded up or painted shut. They can be fixed up with minimal expense. Also there are boarded up windows in some rooms. So really there is more light and access than it appears. There are even skylights, though some are boarded up.

You enter to a large room with tile floors (some is linoleum I think but some is real tile) that is the living room with an open kitchen (medium sized with lots of counter space) and an eating area.

To the right of that space are two bedrooms, 11x9 and 14x8 (probably wrong, as the walls are even I think). Plus each has a small closet.

At the back of the kitchen is a door leading to the back (wood) porch which runs the length of the house and overlooks the (seasonal) creek.

To the left of the entry way is a hall tiled with blue tiles. They are pretty but the grout is dirty. The first two rooms on the right are a bathroom with a shower and then a laundry room with a utility sink.

There are then 3 bedrooms, 10x10, 8x12, and 10x11 and another bathroom with a regular tub and shower.

The bedrooms are mostly older carpet but easy to pull up. It is tacked down and appears to be over cement. One room might have been over Mexican clay tiles.

If you cared more about spacious living than having tiny rooms with doors that close, you could take the walls out of the two rooms to the right of the living room and have a large living area with room for a formal dining room. Then you'd have 3 bedrooms, or make it into one master bedroom and a second bedroom.


TRANSITION FROM MAIN HOUSE #1 TO #2

MAIN HOUSE #2

My guess is about 1200-1300 sf. 5 bedrooms, 1 1/2 baths.

The parts about the boarded up doors, windows, and skylights applies here too.

This house has a creek (a smaller one that joins with a bigger one just downhill, towards house #1) instead of a front yard. There is a bridge over it. The front of this house has a nice big deck that is good for entertaining. There is room to park nearby.

The entry goes to the living room then back to an eating area and behind that is the kitchen. The kitchen is good sized and there is a room behind it with a huge pantry.

To the right, just as you enter, is (frustratingly) the only full bathroom. It has double sinks, tile walls up to about 4.5 feet, tile floors, and a tub/shower combo. The tile is "industrial looking" according to Mikel. I think with the right paint on the upper walls and ceiling it will be okay. I'd remove the electric hand dryer though :)

There are 3 bedrooms to the left, alongside the living area. 10x8, 12x10, and 12x9. There are 2 bedrooms on the right of the living area, 10x10 and 10x10. And another bathroom which has a sink, toilet, utility sink, and laundry machines. No shower/tub though there is room if you move the laundry.

 

WORKSHOP/FIELD

If you keep walking in a straight line from house 1 to house 2 you will go back along a wide road that ends at a field. The field/meadow is flat and would make a nice pasture. It's maybe ummm 150x100 feet? surrounded by the hills.

At the end of the road, in front of the field, is a building that looks like a cross between a garage and a barn. It must be the workshop spoken of. It has a door that lifts up like a garage door and it looks like a small one-car garage and has workshop type chemicals in it. To the right is another room that has equipment connected to this enormous tank outside of the garage. We don't know what it is for. It might be part of the water system (cistern and pump house perhaps?).

BUILDING COMPLEX

Go back down to house 2, turn around, and instead of going straight to the workshop and tank, go left up the other end of the road.

Follow the creek and the redwoods. Soon you'll reach the rest of the buildings.

First on the left is a long and thin structure with a sign that says "maintenance building." It is not suitable for living space. It has another sign that says "high voltage." Maybe it's running wood and metal shop machinery. We couldn't get into the main part of it but Mikel and Lisa went into a smaller room (which is big enough for an office). They said it's not smelly except for dust and could be an office.

Keep heading up and you'll come to the main congregation of buildings.

On the right is a mobile classroom with 2 doors side by side and some windows. It's perhaps 8x20. I would not allow anyone to live in that unless we are certain it could be made safe.

GYM

To the left of the mobile is the gym. This has so many rooms I lost track. Fortunately, I wrote it all down. You enter into a 12x10 room, but there are other entries. Of of those are rooms 9x7, 10x5 (would make a good bathroom?), and a large 12x12 room with an additional alcove with a fridge and a storage room behind that.

More rooms are 6x7 with no wall and it is open to the hallway. And 9x10 which is part of the passage to the gym, but that door could be shut off as there are other ways to enter the gym.

Off to one side of the gym is a hall, a tiny room, and a door to the outside. At the back of the gym are double doors to the outside.

The gym itself is in good shape and has a smooth cement floor and high ceilings. You could play basketball here. I'm guessing the area is 40x25.

LIVE/WORK BUILDINGS

Behind the gym are two more buildings.

Building #1 is about 400-500 sf and has two odd shaped rooms with a large opening and no door in-between. This could be turned into a cottage or an RV day room. The floor is tile (linoleum?).

Building #2 is also about 400-500 sf but may be slightly bigger than #1. It's one huge rectangular room set up as a classroom. The floor is older linoleum. It has a bad glue smell. If the floor weren't a bit worn I'd guess the smell was from putting it down. I do not know the source of the smell or how easy it would be to fix.

BATHROOM

Behind the mobile and to the right of the live/work buildings is the outdoor bathroom. It is a fully enclosed space with two rooms. Each has a door to the outside covered porch that has a sink/drinking fountain. Each room has a flush toilet and they do not smell.

BALLFIELD AND WOODS

Behind the building complex is a ballfield and the road continues back a while to a gate. We are guessing the gate is the property line. There is additional parking for RV's between the back of building #2 and the ballfield.
